Last year was another record-breaking year for Austin real estate. Although it was uncertain if local housing statistics would indeed overtake the year prior, buyer demand helped push 2017 home sales numbers beyond the 2016 record. Yet another real estate record is an impressive feat, considering Austin area home sales have been setting annual records for 9 consecutive years. Fueling the ever-growing home sales in the Central Texas area is continually-high housing demand. Recently, Redfin analyzed home searches across the nation to find out exactly where the demand is coming from.
If you’re like most Austinites, you’ll probably assume that a majority of the Austin real estate interest is based in California. You’re not wrong. According to the Redfin data, San Francisco is the top location where curious home searchers are scoping out Austin properties. What might surprise you is that two of the top 5 cities, where Austin real estate searches are taking place, are in our home state of Texas.
Houston took second place in the list of cities where most Austin area real estate searches are happening. Los Angeles came in third on the list and Dallas and Seattle finished off the top 5 cities generating the highest rate of Austin home searches. That puts Texas on par with California when it comes to the number of cities with the most Austin area home searches. Additionally, Houston came out on top for people actually relocating to Austin rather than just checking out homes online.
It’s not so surprising that Houstonites are relocating to Austin in droves. Unfortunately, many homeowners in the fifth-most populated Metropolitan Statistical Area (MSA) lost their homes to mother nature last year when Hurricane Harvey hit. So it’s likely that those who are forced to relocate have taken the opportunity to move to Austin and start fresh in the Live Music Capital of the World which put Houston in one of the top spots on the Redfin list.
Redfin created the list of cities with the highest concentration of Austin real estate searches by focusing on a sample of more than 1 million users of the site’s home-search service. The sample included 75 metro areas. According to the study, the users searching for homes outside their own metro area made up 22 percent of Redfin users.
