Real estate has changed dramatically as a result of advances in technology. With the advent of online real estate services, artificial intelligence and online brokerage models, most brokerages are investing more heavily in their online presence in an effort to remain relevant. It seems that many brokerages have shifted their focus from supporting agents in their effort to realize their full potential as real estate consultants to encouraging transaction turnover. With this type of business model, the public loses out on the benefits of working with an expert real estate consultant.
David Brodsky Properties breaks from the trend of pushing transaction count and dollar volume by educating agents on building and managing their real estate business. This way, they can personalize their service to their clients and make a meaningful impact in their clients’ lives. Our brokerage model gives our agents the business insight that they can use to teach their clients to look at their real estate goals with a more business-oriented mindset. With that mindset, real estate consumers can then make more well-rounded, long-term financial decisions rather than acting on the basis of a short-term real estate transaction.
Our Founder’s Corporate Background
Our business model comes from our broker, who has a background in executive finance for Fortune 500 companies. David Brodsky graduated from Emory University with a bachelor of business administration with a concentration in accounting (BBA). He went on to spend over 20 years in a variety of industries with public and private companies ranging in size from the pre-revenue stage to $1.5 billion. He has worked with companies such as Deloitte, SecureInfo, Vignette and Lombardi Software. During that time, he specialized in mergers and acquisitions, IPO, global expansion, scaling of operations infrastructure to support rapid growth, process and best practices implementations.
David entered the real estate scene in 2007 after he saw that consumers were in need of quality consultative real estate services. His focus was to help his clients develop sound real estate strategies and then work as their trusted advisor to help them achieve their goals. He established the David Brodsky Properties real estate brokerage in 2017 with the same business model that incorporated empowering agents to be the CEO of their real estate business.
Empower Agents to Empower Clients
It seems this business model is catching on. Our agents have seen huge increases in their referral business. They help more people become informed and savvy real estate consumers. The success they realize results in an increasing number of people looking for similar results. Our agents are then able to provide their expert assistance to more people who can reap the rewards of working with a client-focused real estate advisor.
It’s no surprise, then, that David Brodsky Properties has been able to rapidly grow in just a few short years. Our reputation as trusted real estate consultants has resulted in 75% revenue growth in less than 3 years. In fact, we’ve just been recognized by the Austin Business Journal as one of the 50 fastest-growing companies in Central Texas. It’s a designation that we take with pride, as it shows that our clients recognize the quality and value that we put on each client relationship.
“We’re grateful and very excited to be recognized as one of Austin’s fastest-growing companies,” said David Brodsky, broker/owner of the boutique Austin real estate company. “Being recognized as one of Austin’s fastest-growing companies shows that our brokerage is built by top-performing agents. Our agents are talented, dedicated professionals who stand out in our industry.”
Shifting Agents’ Mindsets
By nurturing agents’ mindsets to manage their businesses, we’ve enabled them to get a better understanding of how to empower others to realize their real estate goals. Their clients value the genuine care and expert guidance they receive. It creates a strong relationship that goes beyond the closing table that only a truly client-centric business model can provide. Larger brokerages tend to focus on a more traditional corporate model that often puts profits over individual results.
“Big-box brokerages are fighting for the allegiance of top-producing agents,” said Brodsky. “They know that what builds their businesses and their brands is the quality of their agents. However, their tactic is to bring great agents into their business culture of focusing on the success of the brokerage rather than the brokerage focusing on the success of the agent.”
To do this, many brokerages use technology as a tool to incentivize agents to join them. Virtual reality, software and online marketing services are marketed to try to differentiate one brokerage from the next. In the end, many of these services can cut an agent’s autonomy and make an invaluable client relationship less personal.
“Large corporate brokerages claim to offer service and support that reduces the amount of legwork and stress an agent has to manage during the course of their career,” he explained. “However, many agents are realizing that relying on those services and support is what cuts an agent’s ability to act autonomously and build a personal brand and business. As a result, they just learn to be ever-reliant on the box they’ve been operating out of.”
A Successful Business Model Based on a Simple Principle
Our focus on developing personal relationships and trust is proving to be more valuable to our clients than technological trends. That’s because real estate consumers know the quality of their real estate services is more valuable to their bottom line than an automated real estate process or flashy technological gimmicks. The agents at our brokerage migrate to our business model because they see the difference we can make in their business and the results that allow them to provide to their clients.
We’re likely to see the battle of the brokerage behemoths continue to play out in the real estate industry and in the media. There will always be a place for businesses that offer fast-food service. But there will also always be savvy consumers who want more from their real estate agent than a quick turnaround on a real estate transaction. David Brodsky Properties is here for the savvy consumer to provide quality advisory services personalized to the clients’ needs.
