Although Austin has been made popular as the “Live Music Capital of the World,” it’s also made a reputation as a millennial magnet. Thanks to the proliferation of music, tech, a highly regarded public university (UT Austin) and an affordable cost of living, the largest living generation on the planet seems to migrate to Austin. Considering the appeal that Austin has for millennials, it’s no surprise that a study from the online rental site, RentCafé, named two Austin zip codes among the hottest millennial neighborhoods in the U.S.
To create the list of trendy millennial zip codes, researchers at RentCafé gathered data from the U.S. Census Bureau to find the U.S. zip codes with the highest concentration of millennial residents. The cities were then ranked to create the list. Then, the cities were ranked in their state as well as the nation.
In Austin, the Hyde Park 78751 zip code ranked as the number 2 city for millennials in the state of Texas and the number 16 city for millennials in the U.S. Based on the Census data, 61 percent – or 8,900 – of residents in Hyde Park in 2016 were millennials.
In addition to ranking zip codes by the concentration of millennial residents, RentCafé also ranked:
- ZIP codes in the 30 biggest U.S. cities by the biggest increases in millennial population over a five-year period
- The largest share of millennials
- The largest total number of millennials
To keep the rankings accurate, the study authors excluded ZIP codes with fewer than 1,000 millennial residents and ZIP codes overlapping with college campuses, military bases, and prisons.
Only one ZIP code in Texas made the top 20 list of fastest-growing ZIPs for young adults. That is the 78756 ZIP code in Austin. The communities within 78756 include Brentwood and Rosedale. There, the share of millennials jumped 34.3 percent from 2011 to 2016, according to RentCafé. In 2016, it was home to about 4,000 millennials.
